The arithmetic nobody runs

Take a shared lead at a low unit price sold to four contractors. Contact rates fall because the homeowner is being called repeatedly, and close rates fall again because the conversation begins as a price comparison. Multiply the unit price by the number of leads needed to sign one job and the picture changes.

Now run the same calculation for an exclusive, pre-qualified appointment at several times the unit price but with a far higher contact and close rate. In most roofing markets the second column wins, and it wins by more as your average ticket rises.

Hidden costs of shared lists

Every shared lead consumes dispatcher time, estimator drive time and follow-up capacity. Those costs never appear on the lead invoice but they consume the most expensive resource a roofing company has.

There is also a brand cost. Being the fourth roofer to call the same homeowner in an hour positions you as a commodity before you have said anything about your workmanship.

What exclusivity should actually mean

Ask any provider three questions: is this homeowner sold to anyone else, ever; is the record resold later if it does not close; and how many contractors do you work with in my territory. Vague answers to any of them mean the exclusivity is nominal.

Genuine exclusivity includes territory limits, not just per-lead limits. Selling five contractors in the same city 'exclusive' leads still puts you against each other.

Where appointments sit

A confirmed appointment is exclusivity plus qualification plus scheduling. It removes the contact stage entirely and lets your estimator start at the roof rather than the phone.

The correct comparison is not lead price against appointment price. It is total selling hours consumed per signed roof.
